Grade Tile installations are many times very poor quality. I am
finding tile installed in new homes in the Pearland area is not
installed properly and will come loose in very few years.
Many
Builders hire the cheapest workers they can to do the work. These
workers have to use poor materials and use poor installation shortcuts
in order to make a profit. Because of this many homes are having
tiles come loose.
What
I am finding after taking up the loose tiles are installations
on floors that were not prepped properly. Tile laid over paint
and sheetrock mud on the concrete from the construction process
will and does come loose. Another situation is tile installed
on floors and in showers with mastic adhesive. Again these tiles
will eventually come loose. The worst thing I am finding is Tar
Paper or Roofing Felt laid on the floor and then the tile installed
on top of that. The logic of this eludes me. What happens is the
tile will buckle and lift. Walking on it will cause it to crack.
Repairing
the tile requires using a grinder to remove the grout in the grout
lines, Removing the old tile, Preparing the floors and reinstalling
the tile with a quality Thinset Material. During this process
many tiles may break so replacement tiles will be required. The
problem with this is the tile used in the new homes is usually
the last of a batch of discontinued tile that the builder was
able to obtain at a very low price and finding matching tile will
be very difficult. Sometimes I get lucky.
Shower
tile installed with mastic is a disaster. Moisture will get behind
the tiles and they will come loose. Then water will start to penetrate
the wall, the wall will develop mildew and become soft. If allowed
to progress, the entire wall will need to be replaced because
the sill plate and studs will be rotten. Shower walls are being
built with green board Sheetrock. This is no longer a recommended
technique. Again finding matching tile may be difficult.
When
I rebuild a shower, I use a fiber cement board and a quality thin
set material. I take the walls all the way down to the studs and
secure the corners to prevent corner cracking. If you want the
shower water proofed with the Schluter®-KERDI
system, the cost of the shower tile job will almost double.
To
install new tile I will need to come look at the what needs to
be done in order to give you the installation you want. Things
to consider is what do I have to remove to install the tile like
Carpet, Old tile, Linoleum, Wood Floors, Base Boards, 1/4 Round.
Will I need to move a lot of furniture. Will I be needing to do
a lot of cuts around islands, in closets and hall ways. Will the
tile be laid is a diagonal or a pattern. What size will the grout
line be. Are the tiles rectified (perfectly square) Is the tile
ceramic, porcelain or stone. Does the floor need to be leveled.
The more that needs to be done, the more it will cost. The larger
the area, the less per square foot it will cost. To give you an
idea of the time involved, one man can install 100 to 150 sq.
feet per day. Large rectified stone with 1/16" grout lines
will go a little slower. Removing flooring and floor prep can
take just as long and some times longer than installing the tile.
Removing glued down wood floors or glue down linoleum can be very
time consuming and can cost more the the tile installation.
